Plot Plan Review 2021-167. Plot Plan Review application requests approval for a change in use of an existing retail tenant space. The applicant proposes to utilize the space (approximately 3,000 square feet) for a veterinary clinic, ancillary medical overnight boarding, pet grooming, and administrative offices. Minor exterior and interior commercial tenant improvements are proposed with the new use, including the addition of an onsite trash enclosure. The 0.727 acre property is zoned (C-2) Commercial General and designated as (CG) Commercial General within the City of Big Bear Lake General Plan. The project qualifies for a Categorical Exemption from the California Environmental Quality Act (CEQA) pursuant to Section 15301 (Class 1) Existing Facilities of the State CEQA Guidelines.
